Summer savers: How to speed up the selling process

If you’re an existing home owner, we know one of the most challenging aspects of securing your dream home is selling your existing one.

We know just how to help. We’ve pulled together some top tips to optimise your home’s selling potential - and if you simply want the stress taken out of your hands, we have some options to assist with that too.

Prep to sell

There are lots of ways to boost the appeal of your home and most can be carried out cost-effectively.

  1. Declutter your space - you may be fond of that collection of teddy bears but they might not be everyone’s cup of tea! Put your bits and bobs in storage.
  2. Clean it and mean it - a well-presented property is far more likely to sell than an untidy one.
  3. Paint it white - keeping things neutral will help potential buyers see the space as a blank canvas for their own style.
  4. Let in the light - make sure curtains and blinds are open so natural sunlight streams in. This will quite literally put your home in the best light possible!
  5. Enhance your kerb appeal - don’t forget to spruce things up outside when readying for property viewings. First impressions count so tidy the garden, clean your windows and even consider painting your front door.
  6. Something smells good - make sure you eliminate any unpleasant smells by airing your space and introducing an air freshener or two.

Season to sell

With lighter nights and warmer weather generating ideal conditions for property viewings, you may find now is an ideal time to get your home on the market.

But don’t put all your eggs in the seasonal basket. There are lots of other factors that affect the property market and enhance or impede your property’s selling potential. Some of these are highly unpredictable and can include the economy, political changes and even world events.

Our advice to anyone hoping to sell their home is to simply do so when it’s right for them. Don’t wait for ideal market conditions because it’s usually impossible to determine when these might be.

Help to sell

If you want to sell now without the stress, or your home’s been on the market a while and you want to get moving, come and talk to us. We have a wide variety of solutions to suit a range of different needs and circumstances.

Our Smooth Move service is perfect for time-starved buyers who are looking to sell quickly. Designed to get you a sale in just six weeks, we follow the following six steps:

Step 1: You choose a new home at one of our impressive developments across the region.

Step 2: We arrange for one or more estate agents to value your current property.

Step 3: Collectively, we agree on a realistic selling price.

Step 4: We instruct the estate agent to put your property on the market.

Step 5: We handle all the back and forth with the estate agent during the selling process.

Step 6: When the property is sold, we pay the estate agent fees - saving you thousands!

We also offer Home Exchange on certain new home plots which sees us make you an offer on your current home in return for you buying one of our new ones. Many buyers find this part-exchange eliminates the uncertainty that comes with a chain, as well as costly estate agent fees.

However you choose to sell, get in touch with our team today and we’ll help you on your way to living the life you deserve.
